Dextall is proud to be part of the transformative Sol on Park project, located in the heart of Morrisania, Bronx, NYC. This 15-story building, designed by Magnusson Architecture and Planning, aims to redefine affordable housing by creating a healthy and sustainable living environment for senior residents. The project features 195 units of deeply affordable housing, designed with an emphasis on well-being, community integration, and sustainability.

The development’s commitment to wellness extends beyond physical structures, focusing on mental and social well-being. The building’s design will not only provide affordable housing for seniors but also house critical community facilities, including:

  • A Federally Qualified Health Center
  • A SUNY-sponsored educational opportunity center
  • An urban agriculture center

These amenities aim to enhance the quality of life for residents and the broader neighborhood, promoting a healthier, more resilient community.

The development is designed to meet rigorous environmental and sustainability standards. It will pursue LEED Platinum v4 Multifamily Midrise, ENERGY STAR Multifamily New Construction (ESMFNC) certification, and Fitwell Level-3 certification. These certifications highlight the project’s dedication to energy efficiency, resource conservation, and creating a built environment that prioritizes the health of its residents.

What’s Interesting About This Project:

  • Integrated Design for Health and Sustainability: The building’s innovative design includes angled orientations for better exposure, views, and natural ventilation. Cascading roof terraces and gardens on the 7th, 8th, and 9th floors will be dedicated to wellness programs, offering ample opportunities for outdoor activities and fostering social connectivity.
  • Community-Centered Amenities: In addition to the affordable housing units, Sol on Park will include community-based spaces like a health center, nutrition education facilities, and vocational training programs. These resources are designed to serve both residents and the surrounding community, improving access to healthcare and educational opportunities.
  • Senior-Centric Approach: The project will offer services tailored to senior residents through Selfhelp’s Active Services for Aging Model, focusing on those facing chronic health issues and providing access to essential health programming.
  • Social and Economic Impact: This project is a key part of the “Seniors First” initiative to redevelop critical sites in Morrisania and Crown Heights. It will provide deeply affordable housing for seniors, many of whom will be supported with project-based Section 8 vouchers. A portion of the units will also be set aside for NYCHA residents and seniors experiencing homelessness.
