581 Grant Avenue is a 77,000 SF, 7-story affordable housing development located at 581 Grant Avenue, Brooklyn, NY 11208, on a city-owned site within close proximity to public transit. The project will deliver a mix of studio through four-bedroom apartments, supporting a wide range of residents and household types—paired with a strong set of resident-serving and community-facing amenities.

Dextall’s role

Dextall is providing design, engineering, and supply of D-WALL exterior wall panels, integrating a refined, durable material palette:

  • Aluminum cladding
  • Fiber cement cladding
  • Longboard woodgrain cladding (integrated within the unitized panel system)
  • A new 16-inch aluminum “bump-out” cladding depth concept, designed to create pronounced façade depth and shadow

Envelope performance and durability

The building envelope is designed to support affordability with long-term performance:

  • Façade system: D-WALL 2000
  • Insulation: 8 inches of mineral insulation within each panel
  • Effective thermal performance: R-20.8

Dextall’s unitized systems are engineered for non-combustible performance, weather resistance, and low maintenance. Factory-controlled fabrication helps ensure consistent quality, airtightness, and reliable long-term performance, while durable cladding assemblies and corrosion-resistant connections reduce ongoing service demands.

A defining feature of this project is the controlled façade grid paired with intentional dimensionality:

  • 16-inch aluminum bump-outs distributed across the elevation to create depth
  • 4-inch aluminum infill panels supporting visual continuity
  • Longboard woodgrain and fiber cement delivering contrast, warmth, and material clarity

The result is a façade that feels dynamic yet highly ordered—a modern residential expression achieved through repeatable, buildable unitized assemblies.
