Gateway on Francis Lewis: Fast-Track, Future-Ready Living in Queens

At 34-15 Francis Lewis Blvd in Auburndale, Queens, a compact corner site is becoming a six-story, 15,000 SF residential landmark that pairs neighborhood character with high-performance prefab. Developed by Dynasty Contracting LLC with MEI Architects and built by JLS Group, the project deploys Dextall’s DWALL 1500 unitized exterior wall system—factory-built, panelized, and delivered ready to install.

The Envelope Advantage

The Envelope Advantage

The façade integrates 2" aluminum cladding finished to AAMA 2605 standards with uPVC windows and doors, continuous insulation, and a ventilated rainscreen—achieving R-16.9 thermal performance, tight weatherproofing, and long-term durability against freeze–thaw cycles, UV exposure, and urban wear. Subtle flush and recessed treatments create depth and rhythm for a timeless street presence.

From Factory to Façade—in Weeks

Off-site manufacturing turns schedule risk into schedule certainty: 183 panels are slated to install in roughly two months, dramatically reducing on-site labor, noise, and neighborhood disruption while ensuring precision fit and clean interfaces. Dextall also supplied complementary loose cladding for field conditions to maintain a cohesive envelope.

A New Gateway, Proven Partnership

The result is a future-ready gateway for Francis Lewis Boulevard—an elegant, efficient building envelope that elevates the block, protects asset value, and showcases how Queens is embracing prefabrication. Following this success, JLS has returned as a repeat Dextall partner—proof that fast, refined, and reliable can go hand-in-hand.
