Layers of Living
A Residential Façade Built for Modern Life
This residential concept blends contemporary comfort with iconic New York architectural cues. Designed for both living and storefront activity, the building reinterprets familiar city materials—brick, aluminum, and ACM—into a façade that feels current, tactile, and high-end without losing its urban roots.
Rather than focusing on a single material expression, the project embraces diversity: a streetscape where depth, texture, and light work together to shape identity.
The inspiration came from the luxurious yet approachable facades found across Manhattan’s newest developments. Juliet balconies, perforated panels, shadowbox elements, and corrugated cladding introduce layers and rhythm, allowing every elevation to feel distinct while still belonging to one visual family.

A light beige tone anchors the composition—a nod to sandy stone, off-white aluminum, and softened greys commonly seen in modern residential towers. This dominant accent unifies the building, while nuanced color shifts reveal character and hierarchy across its surfaces.
The waved cladding, chosen as a nod to emerging material trends, showcases Dextall’s ability to produce façades with complex curvature, varied depth, and expressive geometry—shaping emotion, not just enclosure.
